HOME LOANS
The Defence Home Ownership Assistance Scheme (DHOAS) is a financial initiative by the Australian Government designed to assist current and former members of the Australian Defence Force (ADF) in buying a home. Administered by the Department of Veterans’ Affairs (DVA) on behalf of the Department of Defence, the scheme provides monthly subsidies that help reduce the interest paid on eligible DHOAS home loans. The scheme is intended to improve ADF recruitment and retention by rewarding long-term service. The amount of subsidy received is determined by a member’s length and type of service, with three subsidy tiers reflecting different service milestones. To be eligible, members must have served on or after 1 July 2008 and completed a qualifying period—two years of Permanent service or four years of effective Reserve service. Members accrue service credit after completing the qualifying period, with each year of effective service translating to a year of DHOAS entitlement. Additional credit may be granted for warlike service. However, benefits can only be accessed through an eligible home loan that meets DHOAS conditions, including occupancy requirements. DHOAS provides up to 25 years of combined entitlement (with warlike service) and supports both active members and veterans in securing long-term housing.
